What we need to start:
- Completely filled out applications
with references from at least 2 persons in your
group.
- $25 each for a credit check
on at least 2 persons.
Datelines and costs:
- Security deposit is due
upon approval to secure the house. The security
deposit will be equal to three(3) months rent. The
security deposit will be refundable (less $200-400
depending on property for cleaning and $50 utility
transfer fee) at the end of the lease provided there
isn't any damage or extra cleaning necessary.
- Tenant pays for the trash
($20/mo.), cable tv($42/mo.), and local phone service($20/mo.).
These utilities are to be paid monthly and are due
with the rent each month. (most condos don't have
a trash charge)
- $500-$600 (approx. depending
on the property) for snow removal. This will be
paid in advance with the first month's rent. (most
condos don't have snow removal charge)
- The first month's rent and
other applicable fees along with verification of
transfer of gas and electric are due prior to start
of lease.
- Homes with hot tubs will
have a $75.00 service fee per month that will provide
2 services per month. The tenant will pay for a
($150 approximately) dump and scrub that will be
done at the end of the lease. If the hot tub company
determines that a water change or extra service
is necessary based on usage, tenant will be charged
for any extra services.
- The gas and electric will
be switched into the tenants name at the start of
the lease. No keys will be released until verification
of utility transfer. The bills will be sent directly
to the tenant.
- Frozen pipes will be the
responsibility of the tenants. At no time will tenant
allow the thermostat to be lower than 55 degrees.
Tenant will be responsible to follow winterization
instructions for the property to prevent damage.
- Firewood is not provided
for your ski lease. We can give you a list of firewood
vendors. Tenant will have to reimburse homeowner
for wood used. If there is firewood already at property,
tenant is responsible for securing any firewood
needed.
Please keep in mind that after
a 4-5 month ski lease there will be extra cleaning
that is necessary prior to check out. There will be
a deep clean performed after the ski lease to bring
the home to the same condition it was when your ski
lease began (excluding normal wear and tear). Tenant
will be responsible for any cleaning charges that
exceed the amount paid as a non-refundable portion
of the deposit. Spots/spills on carpet will also be
the responsibility of tenants.
