Bedroom number two is the master suite and is over-sized and very comfortable. This bedroom has a king bed and also has a flat screen TV and exit to the bonus room. The en suite bathroom is partitioned into three areas: a dedicated shower & changing room, vanity area and separate toilet. The 3rd bedroom is over-sized as well and has a bunk bed with two twins, queen sleigh bed, large TV, leather couch and en suite 3/4 bath with shower.

The 2nd floor of the home has an open floor plan with hardwood flooring. The living room is bright and sunny and has a south facing deck attached to it. The living room also has a plush L-shaped couch, wood burning fireplace with gas start and flat screen TV. Off of the living room there’s also a wet bar area and a 4th full bathroom. The kitchen is partially a galley style with double oven, gas range, dishwasher and tile counter tops. The dining room is just off of the kitchen and has table seating for six plus three more bellied up at the kitchen bar. If you head through the dining room and out the back stairs, you’ll come to the bonus room which is packed with games for family fun! Room has a full size pool table and other games for you to enjoy! This room also has a mounted TV and bistro table.  Hot tub & pinball machine are presently NOT AVAILABLE for guest use.

Home also features a two car garage. Some extra parking spaces are also available in the driveway though it’s a bit steep for icy days. Home is nearest to Northstar California with less than 6 miles between you and the slopes! Also just 1 mile to downtown Kings Beach’s restaurants, shops and groceries.

OCCUPANCY:    10-12 “TRADITIONAL” SKI LEASE TENANTS who will be using the home as a secondary residence for the winter season (No full-time tenants)

 

SECURITY DEPOSIT:

OPTION #1Pay the full term of the ski lease upfront (rent, utilities, security deposit insurance fee, snow removal, etc.) and a deposit equivalent to one months’ rent or slightly more depending on credit and approval of owner

OPTION #2 – Pay rent and utilities monthly, snow removal & security deposit insurance upfront and a security deposit equivalent to 3 months’ rent.

 

ONE-TIME FEES:

SNOW REMOVAL SERVICE: $550 for the season (Estimate based on last season’s pricing)

BOOKING FEE: $200 for the season 

VACATION RENTAL DAMAGE PROTECTION: $39.95 (one-time fee for $3,000 in coverage)

UTILITY TRANSFER FEES: $50.00 ~ At the end of the lease $25 for gas and $25 for electricity will be deducted from the deposit to cover the cost of restoring service in the owner’s name

 

UTILITIES
GAS & ELECTRICITY: Tenant pays gas and electricity directly to service provider. Those utilities must be set up prior to commencement of ski lease or keys shall not be issued.

TRASH: $25.00 per month (1 can per week)

SATELLITE CABLE & INTERNET PACKAGE: $225/month
